Miami-Dade home sales hit their lowest level since the last crash

Miami-Dade home sales have dropped back to the weakest level since the end of the last housing crash. The county recorded about 1,900 transactions in August 2026, down from 3,600 in August 2021 and roughly 25% below pre-pandemic norms.

Affordability squeeze

The buyer math is getting harder to make work. A typical Miami-Dade mortgage payment, including taxes and insurance, runs about $5,000 a month against a local median income of $80,000. That gap is pushing ownership costs further beyond what local buyers earn, while transactions have fallen 47% from the pandemic peak.
